The Turkish Statistical Institute (TÜİK) has released the inflation figures for August, and with it, the rent increase rate for September has been determined. According to the 12-month average of the Consumer Price Index (CPI), the rent hike rate for September has been set at 39.62 percent.

Inflation Data for August

TÜİK announced that the Consumer Price Index rose by 2.04 percent on a monthly basis, while the annual inflation rate was recorded at 32.95 percent. These figures directly affect rental adjustments for both residential and commercial properties, since rent hikes are calculated based on the 12-month average of CPI.

September Rent Increase Rate

With the newly announced August inflation data, the maximum rent increase rate to be applied in September for houses and workplaces has been confirmed at 39.62 percent. This rate will guide landlords and tenants in adjusting rental contracts.

Example Rent Increase Calculation

For a rental property with a current monthly rent of 20,000 TL, applying the rent increase rate of 45.80 percent in June 2025 would result in an additional 9,160 TL, raising the total monthly rent to 29,160 TL.

Rent Increase Rates Since the Beginning of the Year

The monthly rent adjustment rates determined by CPI averages have shown a downward trend throughout the year. In January, the rate was 56.35 percent, gradually falling to 41.13 percent by August. For reference, the year’s figures are as follows: January 56.35, February 53.83, March 51.26, April 48.73, May 45.80, June 43.23, August 41.13.

What Tenants and Landlords Should Expect

As inflation continues to slow compared to the beginning of the year, rent increase rates are also coming down. This provides some relief for tenants, while landlords still benefit from steady upward adjustments. The September rent hike of 39.62 percent reflects the broader cooling trend in inflation but remains significant in terms of household budgets.
