Economy in Turkey: Fastest Rise in Housing Prices in 16 Months

Housing prices continued their real decline with a 4.68% increase in January, while prices have shown a rapid rise since September 2023. In January 2025, the Housing Price Index (HPI) increased by 4.7% compared to the previous month. It rose by 31.9% nominally compared to the same month of the previous year, but decreased by 7.2% in real terms.

The Central Bank of the Republic of Turkey (CBRT) made the following statement:

“The Housing Price Index (HPI), which tracks price changes of housing excluding quality effects in Turkey, increased by 4.7% in January 2025 compared to the previous month, reaching 165.9.

The HPI increased by 31.9% compared to the same month of the previous year, while it decreased by 7.2% in real terms during the same period.

When examining the housing price index developments in Istanbul, Ankara, and Izmir, increases were observed in January 2025 compared to the previous month: 3.0%, 5.7%, and 4.9%, respectively. Compared to the same month of the previous year, the index values increased by 29.6%, 36.6%, and 29.6%, respectively, in Istanbul, Ankara, and Izmir.”
