The Turkish Statistical Institute (TÜİK) has released the Consumer Price Index (CPI) data for May 2025. Based on the announced figures, the applicable residential rent increase rate for June 2025 has been determined.
RENT INCREASE RATE CALCULATED AT 45.80%
The change in the CPI based on the 12-month average — which forms the legal basis for rent increases — stood at 45.80% as of May. This percentage will serve as the legal maximum increase for tenants renewing their rental agreements in June.
INFLATION RATE WAS 37.86%, BUT A DIFFERENT RATE IS USED FOR RENT
While the annual CPI increase was 35.41% in May 2025, the 12-month average inflation — the figure used to calculate rent increases — was 45.80%. It’s important to note that, under the current legal regulations, rent increases cannot exceed this rate.
THE 25% RENT CAP ENDED IN JULY 2024
The regulation that imposed a 25% ceiling on rent increases ended in July 2024. Since then, rent hikes have once again been based on the 12-month average CPI rate.
WHAT SHOULD TENANTS AND LANDLORDS DO?
Landlords must ensure that any rent increase does not exceed the legal ceiling. Tenants should also check the official rate during lease renewals to protect their rights. To prevent disputes, both parties are advised to rely on the official data published by TÜİK when determining rent increases.
