With the release of April inflation data, the maximum allowable rent increase for May has been set at 48.73%.

According to the inflation figures published by the Turkish Statistical Institute (TÜİK), the ceiling rate for rent increases—based on the 12-month average inflation—has been determined for both residential and commercial properties. For May, landlords can apply a maximum increase of 48.73%.

End of 25% Cap Policy

Previously, a 25% cap on rent increases for residential properties had been in effect for two years until July 2024. With the expiration of that regulation, rent hikes are once again calculated based on the 12-month Consumer Price Index (CPI) average.
