Turkey’s August 2026 Rent Increase Rate Announced

August Rent Increase Rate Set at 31.90%

The official rent increase rate for residential and commercial properties in Turkey has been announced following the release of the latest inflation figures by the Turkish Statistical Institute (TÜİK).

According to the official data, the maximum legal rent increase rate for August 2026 is 31.90%. Unless a rental agreement contains a different provision that complies with Turkish law, landlords may increase rents by up to this rate during August.

Inflation Figures Determine the New Rate

TÜİK reported that Turkey’s Consumer Price Index (CPI) increased by 1.78% on a monthly basis in July, while annual inflation reached 31.75%.

The 12-month average CPI, which is used to calculate legal rent increases, was recorded at 31.90%.

As a result, both residential and commercial property rents may be increased by a maximum of 31.90% for contracts renewed during August.

How Rent Increases Are Calculated in Turkey

Under Turkish regulations, rent increases for both residential and commercial properties are generally based on the 12-month average Consumer Price Index (CPI), unless the rental contract includes a different provision that is consistent with the law.

The 12-month average CPI serves as the legal upper limit for rent increases and is updated every month after the latest inflation figures are announced by the Turkish Statistical Institute.

For tenancy agreements renewed in August 2026, the maximum legal rent increase rate is 31.90%.
