Hidden Rent Hike Game Exposed: Landlords Set a Quiet Trap for Tenants

An unexpected drop in “for rent” listings across Türkiye has revealed a silent rent hike strategy by some landlords. While official rent increase rates show a controlled trend, landlords appear to be preparing for a significant price jump in early 2026.

The “Rent Game” Behind the Numbers

With inflation slowing down, rental prices across Türkiye started stabilizing in October. According to Türkiye İstatistik Kurumu, the official increase rate for residential and commercial rents was set at 38.36%.

However, real estate experts warn that many landlords are temporarily removing their listings, only to relist them at much higher prices after the expected minimum wage and pension increases in January and February.

Listings Drop, Prices Poised to Rise

The number of available rental properties, which reached around 300,000 in the summer, has now fallen to 205,000. This sudden drop points to a strategy of waiting for wage hikes to justify inflated prices.

A real estate agent speaking to local media called this “pure opportunism,” highlighting that while it is unethical, current laws make direct intervention difficult.

Data from İstanbul Gayrimenkul Değerleme shows the highest average rent in Kadıköy at 68,000 TL, followed by Sarıyer and Bakırköy.

Esenyurt stands out as the most affordable district with an average rent of 19,000 TL. Nationally, the average rent is 22,000 TL, while Istanbul continues to lead at 33,000 TL.

Government Targets Opportunists with AI

To combat unfair price hikes, Ticaret Bakanlığı has ramped up its inspections through AI-supported systems like the Electronic Ad Verification System (EİDS) and the Real Estate Trade Information System (TTBS).

Recently, the Ministry announced fines against a landlord after detecting irregularities in a rental listing posted on social media. Over the course of 2025, 1,416 individuals were fined a total of 172 million TL for violations.

This silent rent hike game highlights a growing tension between landlords, tenants, and regulators, signaling a critical moment for housing affordability in Istanbul and beyond.
