Implementation of “Verified listings” regulation in the real estate sector starts today

Starting today, the “verified listings” regulation by the Ministry of Trade in Turkey is officially being implemented in the real estate sector. Here are the key details regarding this new regulation:
Verification System
As of January 1, 2025, real estate listings on property portals will only be allowed if they are verified. This involves real estate agents having an official license and their listings being approved by the system.
What is a Verified Listing?
Through the e-Government platform (e-Devlet), property owners will authorize their chosen real estate agents to post listings on property portals. These listings will then be labeled as “verified.” The aim of this system is to formalize the listing process, prevent consumer fraud, and combat misleading information such as price manipulation. Additionally, unauthorized real estate agents will be restricted from posting listings, curbing illegal activities in the sector.
Multiple Agents for One Property
More than one real estate agent can be authorized for the same property. If multiple agents list the same property, the platform will display links to the other agents’ price details for comparison.
Do Rental Properties Require Verification?
Yes, both rental and for-sale property listings must be verified. However, properties without deeds, such as daily rental properties or those under construction, will be excluded from the verification requirement.
Can Owners Post Listings Without an Agent?
Owners can post verified listings for properties registered under their name or their immediate family members, including spouses, parents, and children.
Can Authorization Be Revoked?
Yes, property owners can revoke authorization through e-Devlet. However, the listing won’t automatically be removed once the authorization is canceled.
Duration of Agent Authorization
The minimum duration of authorization for an agent is three months, but property owners can extend it through the same platform.
Will Verified Listings Apply to the Automotive Sector?
Initially, the regulation applies only to real estate. However, in the future, it will also be implemented for vehicle sales.
