Reports show the new trend of investors in the housing market

Recent data has revealed a significant trend in Turkey’s housing market, highlighting that many properties are being purchased not for personal use but as investments, with the intent to rent them out.

As property sales in Turkey rise, the number of renters is also increasing at a similar pace. This suggests that many of the homes being purchased are intended for investment purposes and subsequently rented out. According to a report on some Turkish media  individuals purchasing homes for personal use tend to favor second-hand properties instead.

In 2024, the number of income tax payers in Turkey increased by 5.2% compared to the previous year, while the number of individuals earning rental income saw a significant rise of 19.6%. The Ministry of Treasury and Finance’s inspections of property owners receiving rental income have also been reflected in these numbers. The number of property owners paying real estate income tax (GMSİ) increased by 443,916, bringing the total to 2.71 million, marking a 19.6% rise.

Additionally, a report by CK Enerji Boğaziçi Elektrik titled “Energy of Real Estate” shows that in 2024, over 460,000 people moved within Istanbul’s European side. Of these moves, 71% were to second-hand properties, indicating that those buying homes to live in are leaning towards second-hand options.
